SUBSTANCE: described is preparation of inexpensive self-regulating mortar mix having optimum service and aesthetic properties self-regulating mortar mix comprises dust-like fraction of grain size up to 0.16 mm, at least one stabilizing and water retaining additive and magnesial cement which includes component comprising activated magnesium oxide and salt component which is essentially at least one salt of strong acid and metal with valence from two to three and further comprises pigment in amount of 0.3-3 wt % of mix and stabilizing and water-retaining additive include at least one of following additives: methyl cellulose, polyoxyethylene, hypane, bentonite clay, sulfonated naphthaline-formaldehyde resin, and modifying additives include at least of the additives: sodium salt of sulfonated melaminoformaldehyde resin, gypsum, polymeric dispersion of surfactants, antifoaming agent, orthophosphoric acid and salts thereof and also components comprising active silica.
