FIELD: oil and gas industry.

SUBSTANCE: invention relates to oil and gas industry, namely, to development of low-rate and water-flooded wells. Method alternates cycles of accumulation of liquid and its pumping from the well. Minimum permissible bottomhole pressure and corresponding annular pressure are determined taking into account allowable depression per formation, which corresponds to maximum permissible capacity of well and condition of reservoir integrity. In process of accumulation and pumping of fluid from well, value of annular pressure is monitored with increase of its value during accumulation and reduction during pumping. In the accumulation cycle, the pump is stopped. In compliance with this invention, formation from well is additionally opened in area of roof to provide possibility of drainage of well settling oil above formation water. Flow rate of oil drops in borehole fluid and water-oil contact (OWC) level in well are determined. Pump inlet is located above OWC level. Product withdrawal is stopped at oil level reduction to pump inlet level. As per the rate of emergence of oil drops in the well fluid, time of oil settling is determined, which is taken during pump stop.

EFFECT: higher efficiency of product extraction from wells of the open stratum.
