SUBSTANCE: present invention is aimed at providing a heat and hot water supply device that is capable of preventing high temperature hot water from flowing out at the initial stage of using warm water. The invention is capable of adjusting rapidly the temperature of the warm water flowing out to a target warm water temperature set by the user. A device for heat supply and hot water supply for the purpose of its implementation includes: the first heat exchanger connected in parallel with a heat consumer to generate warm water due to heat exchange with a heat carrier supplied from a heat source; the second heat exchanger connected in series with the first heat exchanger (110) so that the water supplied directly is heated using a heat transfer medium that has passed through the first heat exchanger and then enters the first heat exchanger; a mixing valve for mixing warm water leaving the first heat exchanger with water supplied directly; and a controller for adjusting the degree of opening of the mixing valve.

EFFECT: invention prevents high temperature hot water from flowing out at the initial stage of using warm water and adjusts the temperature of the warm water flowing out to target warm water temperature.
