Method of monitoring the state of maintenance and repair of the technical building system of an object includes performing maintenance of the monitored device with subsequent activation of the serviced device to obtain a diagnostic sequence of reaction signals; matching the diagnostic response signal sequence with the corresponding expected sequence; formation on the control means of a diagnostic or negative event depending on the performed comparison; initiation of a risk indicator for an object and a failure indicator; updating the risk indicator for the object and the failure indicator with the assignment of an allowable or critical type and generating an application for eliminating the causes of the negative event if the generated event has a negative type; and transmitting a control signal to the response generating means depending on the type of the updated risk indicator.

EFFECT: reduced human factor impact on emergency situations due to violation of maintenance and repair schedule at the facility.
